hotel stand in a quiet area, facilities are very clean and the restaurant near the river is friendly.

Pure luxury…. the river Ping was at the bottom of the hotel garden and it was a monstrously big river but completely silent when it flowed which was unnerving and amazing, at the same time. The market on Walking Street and the free hotel shuttle down to it.

View from the restaurant having breakfast was good. The garden was beautiful and the hotel was authentic. All staff (especially concierge staff) were very helpful and kind. The room was spacious. As the hotel was not located in the busy and noisy old town, we enjoyed quiet and peaceful moments in the hotel.

The general Vibe of the property was very charming especially with the mountain backdrop. Ms milk was very knowledgable and professional. And the massage was top knotch!

Location is quiet, far away from the usual Thai hustle and bustle, and traffic jams! Hotel staff went out of their ways to be helpful e.g. post letters for hotel guests

The room was huge and the decor was extremely rustic.

Personnel is amazing, breakfast is very good, room is very big and nicely decorated. The gardens views from the rooms and breakfast location were beautiful.

The room was lovely and very comfortable. Big walk-in shower and nice toiletries. Plenty of towels, including a bag with beach towels to take to the pool area. Excellent pool – big enough to swim lengths. Very quiet and restful. Substantial and varied breakfast.

Everything was just excellent. Especially the staff and service.

Nice staff, always with a smile. Great rooms, comfortable beds.

This is a wonderful hotel. Small, great service and ambiance. And those pancakes!!! Worth coming just for those. The spa is fabulous as well. We went twice during our 4 night stay. Definitely recommend.

Location is near Ratchapruek royal park and night safari with easy to go in town.

Really excellent staff who looked after us every step of the journey, even a number of hours after we checked out when they leant us an umbrella for a rainy day trip and brought us drinks while we waited. Excellent. The rooms were so comfortable with air con, good shower and tv with a range of English speaking channels. Complimentary water with your stay which you can help yourself to throughout your stay from the number of fridges in communal areas. Breakfast was great. Tea and coffee, pork and chicken on a stick with sticky rice and wrapped in banana leaf and doughnuts all of which was delicious. Excellent stay

This is my first time in Chiang Mai, so, I don’t know much about the town. Staffs were so helpful and promptly provided information. There’s also Motorbike rental service available at reception, it’s an outsource company but the staff can assist you. There’s some small breakfast available, packed in lovely package. the taste is nice

Great value for money! Location is really good (in the center but on a quieter road); the staff is friendly and helpful and WiFi works fine. Breakfast is included (simple but fair: either eggs some bread and fruit or yogurt with muesli or pancake with banana) and rooms are quite new and clean (with airco) and they provide new water bottles every day. Laundry can be done here (40 bath per kg) and they help with reserving many different tours. They have a nice small lounge area outside where you can relax and drink a nice smoothie (very tasty) or a beer.

The best hotel I have been in Thailand so far. It’s really good value for money, the hotel is fully renovated, comfortable bed, good hot shower and everything is impeccable. They have a nice front yard with sofas were you can relax and enjoy the company of their pet, a friendly cat for those cat lovers like me. The personal attention of the owner is also a plus, she and her son are so friendly and always willing to help. Location wise, the place is located in a very central area, just next to a nice local market. I could not recommend it enough!!

I liked everything about this place, the room was large and had everything you need in there. The staff were amazing, they made you feel like it was home. They were so friendly and helpful. The location is fabulous it is so close to everything, massage, restaurants, bars, nightlife and it’s east to get around. It was our wedding anniversary and they made our room up so nicely with roses it was very impressive. Internet speed was great. Breaky was basic but lovely. I would recommend this place to anyone visiting Chiang Mai, it’s the perfect place to stay

This was a great Boutique Hotel run by great Thai people. My room was always cleaned and was perfect for my trip. Located on a quiet street with several Thai restaurants and handicraft shops and a little market. Within walking distance to everything in the old town. Awesome place!

Very helpful staff!! Tee Tee and her friend(owner) are very kind and amiable. They helped us with all our questions. The hotel is near everything but still quiet enough during the night. We would definitely recommend it and go back there. The breakfasts was just like everywhere else in thailand. It is simply different from Europe! Simple but nice!

The apartment is beautiful, very comfortable and centrally located.

This could so easily be the best hotel in Chiang Mai but I fear the owner has given up on this hotel. Great location, good size rooms with a good view of the river and iron bridge. Pool was fine but a little dirty. Staff were polite and attentive. The breakfast was not buffet…………lack of customers but was sufficient. I think time for the owner to either sell this place or start taking an interest in it. Rooms were reasonably clean but a very old TV had only 1 good channel and that was in Thai.

We had a really big bed and the view was amazing, especially at night. The location was great

the bed was very comfy the view of the river was a sheer delight having 4 lifts you never had to wait

Location is great. The wonderful plot bordering Ping River also includes very attractive Buildings. Totally run Down!! But with great potential.

It was obviously a very nice and sophisticated hotel in the late 80’s, it’s slightly a pity there hasn’t been much upkeep since then! The room was nicely decorated if delapitaded. The pool, however, was great! When the smell of the room got too much I could seek sanctuary in the pool, which seemed well maintained.

Breakfast area Was dirty , pool was dirty , room and bathroom too. Wifi just about non existent .

Great location, right in the middle of the Night Bazzar action.

Everything. The location is great, walking distance of the Monkey Forest and all the nice restaurants. The hotel also has transportation to take the guests to the Rice Terraces and other parts of Ubud. The rooms are really spacious and with everything you may need (mini bar, Kettle, coffee, tea, and water). The Hotel garden is beautiful and the view from one of the pools is just amazing, facing the rice fields. Breakfast very good and the staff was always very nice and very helpfull. Definitely if I go back to Ubud this is the hotel where I would like to stay again.

We needed the hotel to be near the Italian Consulate and it was.

Loved this hotel. Very modern and new hotel. Rooms were spotlessly clean and huge with everything you needed. Close to main places of interests including schindlers factory. Spa was brilliant and highly recommend using it after a long day of walking.

The view was amazing from our balcony. Having two bathrooms was so convenient. The security to and from the room was high quality. The whole building was built with modern technology in mind.

Everything except the lift doors. Staff particularly good and helpful. Lovely food. Central, safe area, close to metro station.

Host’s made us feel so welcome as soon as we walked through the door, and nothing was too much trouble. They gave us loads of information and help about the city and our further travels. We stayed during Yi Peng and Loy Krathong and they got us involved offering us traditional food and helped us make our own krathong to float on the river. Amazing.

I wouldn’t call it homestay. It’s more a beautiful small hostel. The rooms are in a good and clean condition. The owner is living there too and I felt very welcome. I will stay there again. The area is a little bit outside of the old city centre and there are nice and cheap restaurants nearby. It is calm, beside a k araoke bar around the corner, that has music going on every evening.

Jimmy an Jeng are verry helpfull and kind people. The room was very clean, spacious and the private bathroom had a great warm shower! Good location too.

For the size and facilities, this place is such a bargain! Jimmy and his wife are lovely people who always make you feel welcome and love to help and give recommendations.

Owner is nice and friendly. She gives tourist advices and everytime gives a smile to visitors. We recommend to visit when You are looking for cheap and clean accommodation.

Jimmy and Jeng are very nice people! They gave us advices to visit the city and a very nice tip about the best Pad Thai we ever tried in all Thailand!!

Everything! Jimmy and Jeng are lovely, ready to help and to chat, always smiling. They offered us fruit for breakfast and they know Chiang Mai and the surroundings very well. The place is very clean, new bathroom, so cheap. 10′ walking from the centre.

Awesome stay at Jimmy and Jeng, very kind and helpful hosts. Would stay again for sure. Room is clean and spacieuse, bed is comfortable. Closed to everything.

Very clean, friendly English/French speaking manager. Great spacious room and a superb location. Great breakfast too.

Comfortable beds, very helpful and friendly staff. Breakfast was Good, rental scooters were well priced and bicycles are free. Location is very good and surprisingly quiet for the town centre.

Staff are helpful and friendly The hotel located just a minute walk to Wat Prasing, few minutes walk to the Sunday walking street and Wat Chedi Luang.

Wonderful experience, the room definitely over value what we paid. All staffs are kind and prepare breakfasts for us even we departure early in the morning. When they know our flight delayed to 1:00am, they offer us an hour room in a fairly good price and it really helps.

The room was clean, good location, staff was incredible and very helpful. The breakfast was good. The manager of hotel gave us lots of tips and suggested good places to visit around. The staff accepted to keep our bags for few days in hotel because we were traveling to Pai by scooter. Thank you for your time and help! It was everything very great!
